It's not that the agent doesn't want the "buyer" to go and negotiate
with the vendor directly, the agent wants to know what the buyer is
looking for so they can find a property that best fits their needs (if
they are a good agent that is - if they are a bad one they'll push the
buyer into something that they don't really want) - which they can't do
until they have had some form of contact with them.
I've tried not to ramble on here as there a lot of subtleties, but I
could write more if any one is interested in real estate theory (for
want of a better name)
